A home inspection is a non-invasive, visual examination of accessible areas within a residential property. Its purpose is to identify defects in specific systems and components, as defined by the InterNACHI Standards of Practice. These defects must be both observed and deemed material by the inspector.

Observations and Material Defects:
- The inspection is based on observations made on the inspection date, not predictions of future conditions. It focuses on material defects present at that time.
- The following systems are visually inspected:
- Roof
- Exterior
- Basement, Foundation, Crawlspace and Structure
- Heating System
- Cooling System
- Plumbing System
- Electrical System
- Fireplace and Woodstove (non-WETT inspection)
- Attic, Insulation & Ventilation
- Doors, Windows and Interior
- Inspections are performed as per the International Association of Certified Home Inspections Standards of Practice.
Thermal Infrared Inspection:
- As an added value, Avelar Home Inspection Inc conducts thermal infrared inspections of exterior walls, doors, and windows. This helps detect signs of air or moisture intrusion.
Duration and Pricing:
- Single-family homes (up to 3500 sqft): Inspections typically take 1.5 to 4 hours.
- Larger homes (up to 8 to 10 hours) may require more time.
- For homes constructed in 1950 or earlier, I charge an additional fee of $70 due to the increased complexity and time required for these projects.
- HST applies to all prices.
